Our professional fees in relation to title perfection, mortgage/charge registration, and due diligence services in Akwa Ibom State are as follows;
Title perfection
- Where a client presents an unregistered title requiring registration/perfection of such title, we charge the sum of N350,000 only to carry out the registration and perfection of such title with the Ministry of Lands Akwa Ibom State. The statutory fees to be paid are as follows;
Application forms for Certificate of Occupancy
- Application fee – N10,000.00
- Preparation Feе – N15,000.00
- Registration Fee – N10,000.00
Registration of Certificate of Occupancy
- Registration fee for commercial building – N15,000.00
- Registration for for private building – N10,000.00
Preparation of documents
- Certificate of Occupancy – N15,000.00
- Approval fee – 3% of accessed value.
Registration with the Land Registry/Akwa GIS
- Application fee – N10,000.00
- Registration fee – N10,000.00
- Stamp duty – N3% of consideration sum
Registration of Mortgage/Charges
For registration of a mortgage/charge over a property, we charge the sum of N500,000.00 only. A breakdown of related statutory fees and disbursements are as follows;
- Application fees – N10,000.00
- Registration fees – N10,000
- Letter of consent to mortgage – N10,000
- Approval fees – 3% of loan sum
Due diligence costs
For lis pendis search:
- Application fees: N10,000
- Report: N20,000
For verification of title:
- Application fees: N10,000
- Inspection fee: N10,000
- Search report: N20,000
For Charting report:
- Application fees: N10,000
- Inspection fee: N10,000
- Report: N20,000
For Provisional survey: N20,000
Cost of conducting a basic search: N20,000

- Application for Governors consent
- Evidence of payment of ground rent and other charges imposed on the property.
Where the property is owned by a company, the following additional documents are required;
- Ctc of memorandum and articles of association
- Board resolution authorizing the loan
- Tax clearance certificate of at least two directors
- CTC of the certificate of incorporation
- Updated annual returns
- A duly completed Form CAC 8
